Catch 22 are excited to be exclusively working on a Hard Services Manager position within Surrey. Our client provide a range of property and landlord services to schools and tenants across a wide range of buildings, comprising of approximately 1200 properties. You will be a part of the Land and Properties division, who offer an FM service that provides various types of service (e.g Maintenance, Cleaning, Security, Mail, and Churn) to create healthy and safe workplace environments. As part of the Building Management Team you will be responsible for the effective and efficient delivery of maintenance and compliance to the buildings fabric and systems.
The Role:
Responsible for ensuring that the building fabric, structure, mechanical, electrical, plumbing and drainage systems, within the Land & Properties estate, are efficiently and effectively maintained whilst driving it towards industry standards and best practice. The portfolio currently has approximately 400 properties that are “live” with an annual budget of £35m assigned for capital works and reactive maintenance.
You will be leading a technical team, they will ensure that the three maintenance streams of planned preventative maintenance, reactive maintenance and forward planned maintenance (projects) are fulfilled by both internal and external resources in a timely manner. They will ensure that the statutory requirements for, but not limited to, Asbestos, Water Hygiene and Legionella, Electrical Systems, Gas Systems, Lifting Equipment, Boiler and Pressure Systems, Active and Passive Fire Systems, Man Safe Systems, are compliant.
Provide to the commercial team, technical scopes and specifications for works to be undertaken, and support in the procurement process ensuring any governance is maintained. Once appointed, monitor the performance of external resources to ensure that they are meeting contractual deliverable to ensure they deliver on time and on budget.
Responsible for the Health, Safety, Environmental performance and Quality of service delivery for the building maintenance function, ensuring procedures and safe systems of work are followed whilst acknowledging the wider requirements of our client’s management systems, UK legislation and industry best practice.
Key outputs include:
1) Ensure the efficient and effective delivery of building maintenance service
2) Ensure that HSQE requirements within the building maintenance service are maintained and adhered to.
3) Manage the performance of both internal and external resources to deliver an efficient service and drive value for money
4) Provide both regular and ad-hoc management reports ensuring that, where appropriate, service achieves the agreed service levels
5) Acting as a ‘Technical Champion’ provide technical support to management and other internal team members when required
6) A member of the out of hours escalation team operating on the 24/7 on-call rota
Person Requirements:
Degree in Mechanical Engineering or equivalent substantial experience of electrical systems and standards at a similar level with a minimum 5 years relevant experience at similar level
Chartered or Incorporated Engineer (Mechanical or Electrical).
Substantial experience working at a senior level in a relevant role.
Authoritative knowledge of the legislation, regulations and technical requirements relevant to the role.
Proven ability to manage budgets and resources.
Proven ability to deliver technically complex programmes of work to deliver agreed outcomes and objectives.
Comprehensive knowledge of IT based business systems.
Excellent verbal and written communication and interpersonal skills with high level negotiation and influencing skills.
Proven ability to work collaboratively with internal and external partners/professionals.
Advanced problem solving and analytical skills with the capacity to devise and implement practical and creative solutions.
Proven ability to assess risks and benefits in a complex environment and respond appropriately.
Benefits
This role will be split between home based working and site visits on a 60:40 basis. Along with the excellent salary of £60,000 to £65,000 you will be paid for all mileage within Surrey and there is an outstanding pension and 26 days holiday a year.
